Buying a new home is often the largest investment made by many people. Most home buyers have their potential purchase surveyed for structural defects, and the majority of lenders actually insist on this.
One aspect of the survey will be the electrics of the property. This is very important for two main reasons; firstly the potential cost of a full rewiring job, and secondly from a health and safety point of view. If the property needs rewiring or a substantial electrical overhaul, this cost can be taken into account by the buyer when negotiating a purchase price with the seller.
Electrical Home Buyer Report
Although the electrics of your potential new home will be included in your survey, it is also well-worth having an Electrical Home Buyer Report produced by a qualified Liverpool electrical contractor.
The electrician will carry out a full inspection of the property’s electrics. This can take up to a full day for a four bedroom property. As part of the inspection, the electrician will examine all light fittings in the property, as well as inspecting behind sockets and areas where electrical cabling is located. Loft space, cellars, and outbuildings will all be inspected, as will consumer units and fuse boxes.
The Electrical Home Buyer Report will include the following sections:
• A technical Periodic Inspection Report on an Existing Electrical Installation (NAPIT)
• A narrative to accompany the NAPIT report, including photographs where appropriate, and explaining the NAPIT findings, and highlighting areas of concern
• Next steps and estimated costs of remedial works if necessary
Once in receipt of the Electrical Home Buyer Report, you will be able to make an informed decision on whether to proceed with your purchase or not.
When it comes to buying a new home, you want to be sure that you won’t have costly problems to put right when you move in. You also want to be confident that you and your family will be safe from the risk of fire in your new home.
